Not all builder warranties are created equal. Understanding warranty terms before you sign is crucial to protecting your investment.

The Ten-Year Warranty Myth

Many builders in Alpharetta advertise impressive ten-year warranties, but the fine print tells a different story. Most of these warranties only provide comprehensive coverage for the first year, with the remaining nine years covering only structural defects that are already required by Georgia law.

The real issues homeowners face—workmanship defects, material failures, and system malfunctions—typically appear within the first few years. If your warranty only covers these items for twelve months, you’re essentially unprotected when problems actually emerge.

What Should Actually Be Covered

A quality builder warranty should explicitly cover workmanship and materials for at least two years, including plumbing fixtures, HVAC systems, electrical work, and finish materials. We’ve seen clients from Roswell and Cumming shocked to discover their previous builder excluded these essential components.

Drywall cracks from normal settling, door adjustments, and minor repairs should be included without dispute. If the warranty doesn’t list specific covered items in writing, assume they’re excluded.

The Claims Process Matters

Even comprehensive coverage means nothing if the claims process is impossible to navigate. Your warranty should clearly state who handles claims, response timeframes, and the process for dispute resolution.

Some builders require multiple service calls before addressing issues or make homeowners jump through excessive hoops. Ask potential builders about their average claims response time and get references from past clients about their warranty experience.

Exclusions You Need to Know

Read every exclusion carefully. Some warranties exclude normal wear and tear so broadly that virtually nothing qualifies for coverage. Others exclude damage from "homeowner misuse" without defining what that means.

Weather-related damage, landscaping issues, and appliance warranties are commonly excluded, which is reasonable. But if plumbing, HVAC, or structural settling are excluded, that’s a red flag about the builder’s confidence in their work.
